Get your check payable to YOU at the closing table from Torres Corporation! If the closing is at another attorney’s office (outside the Pay At Close Attorney Network), your check will be direct deposited into your checking account, mailed to you or available for pick up the day after the closing check is received. The Torres Corporation has a beautiful office on North Davidson with a new one soon to open in Ballantyne. They are also willing to meet you at a location convenient to you, schedule permitting. They will write your check to you at closing and give you a separate check to mail in to Solid Source Family First for the transaction fee. The Torres Corporation has partnered with Solid Source Family First Realty as our corporate attorney firm. They are ready and willing to answer any questions or issues you may have as a Solid Source Family First agent - this is a blessing during a transaction issue!

The license holding fee is $35.00/month on the Gold Plan and $75/month on the Platinum Plan. This fee includes your transfer fee from CMLS (if transferring firms), phone extension from our office number that routes to your cell phone, announce my move, and a @ssrnc.com email address forwarded to your primary email account. This monthly fee will be automatically debited from your checking account free of charge or credit card for a processing fee. You may also pay in advance yearly, however if you leave Solid Source Family First for any reason, your dues paid in advance will be refunded for the period following a 30 day notice of departure . There is no time commitment in our Independent Contractor Agreement. We want our Realtors here because you want to be here - not because you are trapped in a contract. We believe the key to serving our agents is maintaining an attitude of gratitude and keeping you equipped with the latest technology, marketing tools and education!
Residential Division:
GOLD PLAN:
The cost per residential sales transaction is $250. The transaction fee for a lease or referral to another firm (i.e. in another state) is $100. Never pay more than $12,000 per calendar year in transaction fees.
Example….
Sales Price $200,000 x 3% Commission $6,000.00
Transaction Fee -$250.00
E & O -$40.00
Monlthy fee -$35.00

PLATINUM PLAN:
The cost per residential sales transaction is $250 (1st Transaction Only). The transaction fee for a lease or referral to another firm (i.e. in another state) is $100. Never pay more than $12,000 per calendar year in transaction fees. This plan is GREAT if you close more than one transaction per month and can be used to benefit teams since one Agent can be on this plan and the other team members can be on the Gold Plan, maintaining low monthly fees.

Sales Price … $200,000.00 x 3% = $6,000.00 x 4 Transactions = $24,000.00
1st Transaction Only = - $250.00
E/O Insurance = 40.00 X 4 = - $160.00

The only other costs of doing business with Solid Source Family First Realty is E/O Insurance $40.00 per transaction and membership at a local Board of Realtors is required. We are members of 11 Realtor Boards and 5 listing services. If you do not have commercial real estate experience, you may opt to bring in a commercial broker to split your commercial transactions so you can observe and learn the commercial transaction process. We also have commercial training classes in person and on DVD regarding zoning, land and financing.
Commercial Division:
Enjoy the benefit of having legal support from The Torres Corporation! The commercial split on commission is 95/5 for experienced Commercial Realtors or Business Brokers and the annual cap is $12,000 - total, which includes any fees paid on residential transactions. There is NO FRANCHISE FEE!! The monthly dues are $45/month. Enjoy the benefit of having the largest residential Realtor base in the state of Georgia referring to you!
